Your bond is retained by the agent in a trust account as security against any damages or undue wear and tear. The bond is returned to you provided the property is left in the same condition, as at the time of commencement of your lease, less fair wear and tear, and provided there are no monies owing.
Unless other arrangements are made, all rents are payable two weeks in advance and payable direct to our trust account, via direct deposit or BPay. Alternatively you can pay using a deposit book at any Commonwealth Bank branch. If you are unable to make a payment, on or before the due date, you will need to make contact with one of our property management consultants.
Whilst in the majority of cases, the owner will have the property insured. You remain responsible for your own effect and goods and we urge you to take out an insurance cover over all your personal possessions.
This is your responsibility and you need to make appropriate arrangements with Telstra and Aurora.
Any repair or maintenance required must be referred to our office immediately by phone fax or e-mail. Urgent repairs are best phoned through to ensure a quick response. It is necessary to detail the problem and provide us with details, for access by appropriate tradespeople.
We advise that you always have a spare set of keys as we do not provide an after hours lock out or spare key replacement service. Locks can be changed after advising your property manager and only then that you supply us with a spare key to the property for any emergencies access.
It is imperative that, a completed condition report is returned to our office within days of the start of your tenancy. This report is duly signed by you and the property manager to ensure that you are not held responsible for any damage / wear to the property existing prior to you rental commencement. The commencement condition report is used as a comparison at the end of your tenancy.
Ensure you carefully read and understand this important document. Take note of any responsibility you have under the terms and conditions of the lease, particularly to those relating to required notice to be given at the expiry of the lease. In the event unforeseen circumstances arise and you need to vacate prior to the expiration of the Lease Agreement, contact your property manager immediately and we will assist in finding another tenant. However, be aware that you are still responsible for the rent until another suitable tenant is found. There are expenses associated with establishing a new tenant that you will be responsible for.
Inspections are carried out on the property and you will be notified in writing with at least one weeks notice. A day and time is given when our property managers will attend the inspection and if you are unable to be there at the time, we will gain access with our own keys, unless other arrangements are made.
